What is your application fee?
$50 per adult. Married couples, unmarried couples or roommates must all apply separately. -
How long does it take to make a decision on our application?
It can take up to a week depending on the information that we need to gather and if the application was complete when it was submitted. Applications may be denied if they are submitted incomplete -
I didn’t get the house. Is my application fee refundable?
Generally speaking, application fees are nonrefundable. We can transfer your application to another available property that we manage. If we approve someone prior to you applying, we will refund your application fee -
Is the deposit refundable?

Do you meet me at the property for the move in?
We put a lockbox on the property and give you the code the day of move in so you can move in at your convenience. -
Why don’t you accept tenant phone calls?
All communication needs to be in writing. Not only is it more efficient, but we can CC all occupants so everyone is on the same page. -
Is there a reason my lease wasn’t renewed?
There could be several reasons why a lease isn’t renewed from payment history, lease violations, conduct of tenants/guests or the sale of the property. -
Can we modify the lease?
No, leases cannot be modified as we stay consistent to be in compliance with Fair Housing laws. -
What are your move out policies?
Our move out guidelines are in the lease. Failure to comply will result in additional move out charges. -
Can you hold a place before I apply?
We cannot hold properties as our goal is to get the best qualified person in the home as quickly as possible. Generally when applying, the move in date must be within 2 weeks, or when the property is available, whichever comes first. -
Do I pay the first month’s rent and last month’s rent with my security deposit?
The security deposit is due within 24 hours of application acceptance. The first month's rent is due 1 week prior to move in. -
How old do you have to be to apply?
All applicants must be at least 18 years old. -
Is the deposit refundable?
Deposits are fully refundable as long as the move out guidelines are met. -
Who needs a cosigner?
We do not accept cosigners. Everyone who applies must apply to be a leaseholder - even if it is a parent that will not be living at the property. -

How do I pay rent?
Paying rent is super easy on your tenant portal. Echecks (using your bank account/routing number) are free while Credit Card payments have a fee. -
I want to get a pet. What should I do?
Contact our office as we will need to quality your roommate to ensure they qualify on their own. -
My lease expiration is coming and I want to move out. What should I do?
Notices to vacate are due 60 days prior to lease expiration. -
Who is responsible for paying for repairs & maintenance requests?
The owner is responsible to maintain fit premises. This means all major systems, plumbing, electrical, roof, etc. The tenant may be responsible for tenant caused maintenance issues. See your lease for details
